Phil and I are writing this letter to convey our appreciation for your exceptional Meritage Team member, Mustafa Khwaja (Cornerstone, Meritage Homes, Elk Grove, CA). Mustafa provided exceptional support during our few months of adjusting and settling into our new Meritage home in Elk Grove.
Mustafa made our transition to our new home smoother than it should have been.

He made himself available and was responsive to our home related questions. He was patient and thorough in explaining how our new house worked no matter how many times we asked the same questions. Mustafas attention to detail was exceptional, and his response was immediate. His work did not go unnoticed.
We appreciated his commitment to his work.

We intended to send this letter earlier and although it has been a few months, Mustafas effort did not go unnoticed. It is our hope this letter gets to Mustafa team at Meritage Homes.

It’s closed. They just stopped getting back to me, and I gave up.

I left a complaint with their customer service and was told will hear back.

Three days later I got the check in the mail. And they supposedly resolved the complaint by canceling my contract.

This was my experience with Meritage Homes in Tucson. I signed a purchase contract with Meritage Homes and after the construction was completed, a month before closing, I noticed that a lot of the options installed were not as per the contract.

When I asked them about it, they just exercised a clause in their contract that allowed them to unilaterally cancel the contract because of the so-called pre-closing dispute. They say they don't want unhappy customers, and their solution for that was to just cancel the contract without any reason.

Worst customer service ever. STAY AWAY FROM THESE BUILDERS!

This is the absolute worst homebuilder that could possibly exist - no integrity, no values, and very poor build quality. Will not honor their warranty.

Almost every single of the houses that they've built for us in our community in Florida has had huge design and structural defects leading to tens of thousands of dollars in repairs. No matter what the issue was, and it was clearly a base of incompetent build and structural issues, Meritage would deny every claim even though none of the houses are older than a decade.

We started noticing that the stucco pillars holding up the balcony deck kept on getting very bad water leak damage in Sept 2022. After speaking with 5 general contractors, they all pointed out that it's very likely that the balcony deck wasn't properly waterproofed, hence causing a leak that then affected the stucco columns.

I filed a claim on this on my Meritage structural warranty and it was denied. After I complained to Meritage on Linkedin, Meritage said that they would check to see if the waterproofing was done properly under the deck but when they sent an agent to inspect in early Feb 2023, he only mentioned that they had built the deck and pillars properly.

They insisted that the issue was that the leak was coming from an opening in the front trim of the house.

We immediately hired a contractor to repaint and caulk and fix the front trim, and also restucco all the pillars. But this didn't solve the issue. Then I hired this current general contractor who found significant water damage underneath the balcony deck, to the point where if we had waited any longer it would have been hazardous to our tenants who live there. The GC and now lawyers who we've spoken with believe this should indeed be covered under the structural liability warranty.

What our GC found was that missing flashing around the 4 x 4 posts had allowed water to penetrate over time.

Additionally, the sleeper boards beneath the decking were not properly sealed, and incorrect screws were used, leading to the deterioration of the screws in the pressure-treated lumber and enabling water to reach the structural components.

Case hardened steel screws with a zinc or ceramic coating are what we use in pressure treated lumber as required by AC257 code. Otherwise, once the interior grade screws get wet it creates a process known as galvanic corrosion, deteriorating the screws quickly thus creating an ideal atmosphere for wood rot and decay of organic components.

These actions on Meritage's part has led to extensive damage to our balcony deck to the point where we had to spend tens of thousands to demolish and rebuild both the balcony deck as well as the damaged stucco pillars holding up the balcony deck. Not to mention that Meritage's original findings misled us to spending thousands on fixing the front trim and restucco'ing pillars that now need to be demolished and rebuilt.

I submitted this additional evidence to Meritage via their claims portal online and they denied the claim for no reason whatsoever. I also kept on following up with Meritage about the waterproofing under the deck until finally they said that they didn't see any water damage there per an email sent to me in August 2023.

Meritage refused to send over any photos or videos of what they found under the balcony deck despite multiple email requests for such and even though they said they would before pulling up the deck.

They are the worst company, completely untrustworthy and they don't deserve anyone's business. We recommend everyone stay far away from them.

The Meritage company who are the builders is not responsive to my calls. (They don't respond)
I had to miss work sometimes because they told me that they are going to be @ my place to fix the issues, and they never showed up.
Unfortunately, almost everything in the house has problems.
We found mold inside the house and actual mushrooms growing in the brand-new place.

We were trying to get pregnant, and that will affect us badly. My wife has seen that and the whole plan got messed up.
The other issue is the garage door that didn't work properly, and it dropped on our car, which caused damage.

Now they are saying they are not responsible for the damages that happened.
One other big issue that we had is the furnace which makes the downstairs cold and upstairs hot. I called the furnace place, and they weren't responding, I went to their office to ask for help, and they kicked me out of their office.
Very unhappy and unfair the way they are trying to handle the issues.
Please let me know if you need anything else from us or any other information that I can send over.

Multiple issues in Meritage home we own

Oh where to start! We moved into our Meritage Home in 2017.

We had a leak in the roof the first week. We have already had to replace our tankless water heater because Meritage put the cheapest and lowest efficiency water heaters in their homes. And yes, we always flushed an maintained the water heater as required. NOW, our AC unit (Coil) has to be replaced.

Quotes ran from $8k to 10K. However, we are now finding out that the AC repair people cannot get the damn unit out of the attic because Meritage did not make the hole big enough to get unit out. So, now we have to pay a carpenter to make the damn hole big enough. Meritage also did not register our AC unit for warranty nor did they tell us to register our unit.

I have attempted to call Meritage twice with no return. I tried to submit a claim and couldn't even get that done.

I could go on and on about other issues our neighbors have had with their Meritage home. BUYER BEWARE!!

Horrible! Once you purchase your house and completed the survey that is all they want.

I complete the survey in good faith that I was calling with honest people. I still have repairs needed since before I closed! Four months ago almost! I feel discriminated against, we have been neglected and seeking an attorney at this point.

It's very sad almost 300000 for our home promises has all been just talk. Don't do it! The talk is good until you sign and complete the survey. Ceiling separating, repairs are needed and showers are disgusting promised would be resurfaced before closing, paint some areas look like preschoolers did it.

The list goes on disappointed to say the least. Run they are not honest and it's impossible to get results.rushed unprofessional job in so many ways!

We purchased our house 7 years ago. We had a roof leak in Nov 2022 and it damaged the inside of our house ceiling and cabinets.

We found out that the roof / solar panels design & installation was installed incorrectly when they built our house based on multiple roofing companies coming to our house to evaluate the damage. We spoke with Meritage Homes and they said that the warranty on a roof was for only 2 years.

The roof was probably leaking from the beginning but the roof damage did not show up until now. Meritage Homes would not take any responsibility for their mistake.

I would like to escalate the MANY problems that we have encountered. We have been blown off, and ignored by our community managers and it's costing us money out of pocket.

The management team for our home in Clayton, NC promised us the world before the closing, now that we have issues we can't even get a phone call back. I would like someone to contact me and let me know how to escalate this! If I don't get a response I will seek out legal advice. If you want cheap labor, don't be surprised when your customers are furious because unprofessionals built these homes.

We have had problem after problem with this house. I will also file a complaint with the better business bureau.

Don’t buy from Meritage, unless you want to have a nightmare

The worst customer service ever

Weve just closed on the house in Sarasota, Fl. The last several weeks were horrible, so much stress, we caught Meritage employees lying several times.

Working ethics are low. They kept pushing and scaring us into closing on the property before the house was done. They did finally scared us and we signed papers, there are still things that need to be completed.

The very same day after Meritage received their money, they stopped responding to our messages. Stay away from this company!
