We've been in our house for five months, and all we get is lip service about how they will fix everything. We have two doors that won't shut, molding that needs to be replaced and a patio that floods. Plus a host of other problems we fixed ourselves.

Worst Experience Ever
Meritage homes had me wait 6 months for a house to be built. I applied for the loan and got approved back in September 2020.
When it was 2 days before closing 3-25-21 Loan depot requested documents I already sent. I even had the walk through and signed closing disclosures. Needless to say my loan was denied because Meritage Homes lied on my loan application and underwriter denied me!!! Beyond furious!!
I bought furniture, changed my address and moved my utilities!
Dont work with them unless you want lies told on your behalf. Their houses are cheap too!

We are under contract for a new home in the Atlanta Georgia area. It is a LiVE.NOW.
community so I do know that we do not have direct contact with the construction manager. However, the construction of our home is now delayed because the manager has not been doing their job. The framers missed framing a window in one of the bedrooms, so now it does not have a second point of egress. This was not noticed until after all the windows were installed and one window was left lying in the hallway, we contacted the sales office about there not being a window, and they asked and the builder said it was ordered to be put in by the framers, but no time frame,.
That was over a week ago and the window is still not in. The spray foam insulation was supposed to already be in the house and the sheetrock was supposed to go in later this week, but the rough inspection still has not been completed, or not passed which means still not work. After we noticed the window missing and the electrical wire too high in the wall for the window, the electrician was back out to run a line to the kitchen island, and the builder did not have them fix the electrical line in the bedroom to be low enough for the window, The response we got is they would have to wait for the framers to see if it needed to be moved, but the code here does set how low the window has to be, which is below the level of the electric wire. We will not settle for a new construction house that has a cut wire with a junction box because the construction manager was not making certain the house was framed correctly.
This is on top of a week's delay on the roof decking being finished because not enough decking material was delivered/ordered for the roof to be fully decked. I am left wondering what else is incorrect in our future home because the construction "manager" is not going back and making certain that the trades have done the job correctly. Also, our only point of contact so far has been the sales office, which they are doing a WONDERFUL job of trying to keep us up to date and informed about what is going on, but their job is to sell homes, and I do not like taking too much of their time from doing their primary job. Who is making certain that the construction "manager" is even doing their job to make certain that the trades are building our home correctly since they are clearly not keeping up on our house?!
And who can remedy this situation, I know delays happen in construction, yet this is a delay that should not be happening if the "manager" would have done their job and made certain that the framers framed the house correctly in the first place! The siding is going up on the house, which means now it is going to be cut, instead of smooth on the side of the house, if the window is not fixed before the insulation and sheetrock, then all that is going to have to be ripped out to fix the window and electrical wire, and then patched, instead of being smooth as a new construction should be. The buying process was wonderful, the sales team and mortgage team in Georgia AMAZING, yet now with the construction wondering when we will even be able to move in, and what condition the house will be in that you will be expecting us to sign for? Also, I would like answers as to how the window could be missed if the "manager" is even doing their job, I can see in the job postings that you have that they are supposed to walk the house twice a day and check after each trade, so where were they? And how are you going to get our house back on tract and finished correctly?

We were so excited to move in to our new Meritage Home in Deer Creek, NC. From the get-go we had issues with the workmanship: roof not being completed, A/C hooked up incorrectly which caused the air to be on emergency heat...
But the straw that broke my heart was a backed up plumbing line that overflowed the upstairs bathroom which flooded through the ceiling into our brand new kitchen.
We used to plumbers that Meritage used to install the plumbing and they told us that it was construction materials and a poor design with low flow toilets. Being within our first 90 days we were expecting the damage to be covered under Warranty. To our surprise, the Warranty adjuster met us at our home and within 2 minutes (with doing no due diligence or retaining any evidence) said it was our fault and to call our homeowner's insurance.
We're 8 days into THE FIGHT with Meritage to get accurate documentation to support their determination. We've been talked down to, ignored and lied to.
Their customer service and ability to investigate the main cause is nonexistent, unethical and unprofessional. I understand new homes having issues, that I can live with. What I can't live with is the builder taking ZERO accountability for their part of the problem. Instead of listening and supporting your home owner, you'd rather save face with your plumber and protect your pocket book.
Knowing what I know now I would never recommend building a house or even owning a home with Meritage. You will have constant issues with no support from the builder or warranty department.

Poor craftmanship and customer relations
I was so excited to finally be able to build a house that I can make a home. I purchase our home and closed Oct 2019.
I was late on closing because some of the items were not completed but, I was promised that they would get fixed and I was in a bind so I went ahead and closed. After moving in I met with Brenda (our warranty person) she walked the home and wrote down everything that was going to be repaired/fixed. We have a computer workstation that has 4 outlets. Well I made that into a coffee bar instead of a workstation.
Every time that my coffee pot is on my lights flicker. Brenda was aware of the situation. Our oven/microwave was crooked, where the stucco meets the drywall was missing, drywall holes, counter tops has scratches, tile is crooked here and there (high spots, the line isn't straight) garage leeks, driveway sinking, and other little things to name a few. Well after months of no calls, appointments were made and they didn't show up or excuses on why they can't fix things.
I finally reached out to her boss James Carter. He came out and walked the home too. I was promised that things would get fix. Well again, no return calls and nothing be worked on.
Emailed Steven Hilton and his assistant (which I haven't heard from either of them) Pavel called me and he came out to walk the home. Now we are in March after walking the home he said that due to Covid they were on a freeze to fix anything. Finally June arrived and now they were able to come and fix the items. Well what a hassle it has been.
There are lots of things I could go on about but one is the tub in the master bedroom. They replaced it and it damaged the wall when they took it out. Well, after they got the tub in they were coming the next day to fix the drywall and paint. Well painters showed up and said that drywall needed to be completed first.
Pavel called him back so that they can paint because he didn't feel like it needed drywall. So they just painted over the scratches and dents in the wall. Well after it was done Pavel agreed that it looked horrible. So they came out again to "fix" the drywall and paint again.
Well they thru some spackle on it and painted it again. Which made it look even worst! They had tile around the tub that they replaced but they only fixed one tile - now the other ones are off so they have to send someone again to fix the other tile.
Flickering lights are now not covered because we had a hot tub installed in the home in November. Remember I closed in beginning of Oct and Brenda said that she would have it taken care of.
We went ahead and did the backyard because Meritage wasn't getting back to me. My garage leeks and holds water.... I was told that its normal but when they tried to fix the garage to make it level the epoxy and garage door installer both pointed out how its uneven.
I could go on and on. Its disappointing to know that Meritage doesn't stand by there motto of "Building to a higher standards" they cut corners in every way and doesn't want to fix things right the first time.

Verified ReviewerPoor workmanship. They seem to use work by day "construction workers" that you cannot communicate with.
1. Poor flooring: All flooring on bottom floor has to be redone.
Buckling of flooring.

3. Broken countertop in kitchen, won't fix

7. Poor drainage of yard. When the houses around us use their sprinkler systems, the water drains in my yard and flood our sod.
We have dead sod.
8. Master bathtub had to be replaced. Workers ripped up the floor and wall to take out the tub.
Then we found wholes in our walls that critters could have come and gone through easily. It has been three months now and the job is still not started.

Unprofessional, Poor Customer Service, Shoddy Workmanship
DoWe purchased a new home from Meritage Homes three years ago. It was clear from the beginning that the company is a high volume home builder with little attention to workmanship and no interest in professional customer service.
We have had multiple problems with our home since we purchased it including: cheap materials that do not hold up, evidence of poor workmanship in the flooring, shabby finishing details, defective landscaping, and more. Multiple neighbors in our development report identical concerns. The home warranty department is unresponsive, unprofessional, and unhelpful. About two years after owning the home, our under mount kitchen sink abruptly fell into the hole in the cabinet.
Installation was defective. It was very expensive to fix and we had to personally pay for the repairs. A month ago, a sewer pipe under our main floor cement slab became clogged. We discovered that it was broke through and through in two pieces.
Multiple experts have looked at the pipe and they state it was likely broken during the initial home construction process. It will cost us about fifteen thousand dollars to repair the issue (emergency plumbers, flooring, carpentry, etc.) After weeks of inaction and terrible communication, Meritage Homes offered to cover a tiny portion of the repair cost. We are now seeking legal recourse. Meritage Home strategy is to (a) blame the customer (b) refuse to respond to concerns in a timely fashion and (c) do everything they can to avoid paying out any money.
Profit margin is clearly their top priority. They do not prioritize customer service and they do not stand behind their product. The poor reviews on numerous websites are accurate.
Before you consider buying a Meritage Home, I highly recommend you talk to other Meritage Home owners. I regret that we did not fully research the company-- their terrible professional reputation is well deserved.

ABought home new in 2016. No square corners on any trimmed out hallways.
They never sealed the concrete fencing. Class action lawsuit pending on the fence. They attempted to fix the wall bt floating mud out instead of repairing it the correct way(fix the framework studs and redrywall the corners.
The corner was still not square. Told them to leave because they wouldnt have fixed the other corners properly.

Warranty Issues
We are in a new construction home and have had numerous issues in which the warranty department was contacted. Most issues have been tended to, with a handful or so left, but they definitely have not been tended to in a timely manner!
One of the major issues we have that is being deemed cosmetic is the cracking/breaking of our kitchen countertop, which is upgraded granite. We have significant breaks on each side of the installed cooktop as well as the middle seam in the front and back are separating. Also, on the right side of the countertop, the granite is floating and has zero support underneath it. We have had other reputable Stone companies come out and look at our situation after Meritage only agreed to do a courtesy repair aka glue the pieces together for the cosmetic issue, to get a second opinion.
The companies all have the same response. This is NOT a cosmetic issue, this is a workmanship issue that has caused the breaks. They also pointed out that our lower cabinets are not level, therefore causing weak or no support at all under the granite. In fact, the middle section of cabinetry under the cooktop actually wiggles and moves, right along with the broken pieces of granite that run along the front.
The companies all said the same thing, that the broken granite needs to be replaced, that a repair may hold temporarily but it most definitely isnt a permanent fix to the situation. We have reached out to different levels of management both with Meritage and Allied Stone Inc (who did the install) via email and phone calls and we have yet to hear back from anyone once we requested to escalate the situation to upper management (above the warranty rep, warranty manager and construction manager).
We have requested information such as names and email addresses and/or phone numbers for area representatives of management and that too has not been provided.
All we want is resolution and the situation made right. We paid extra for upgraded granite and we never would have dreamed that this is the situation we would be dealing with.

Problem After Problem, The Hits Just Keep Coming!
Wow, where to start, so this review is from the longer term owner perspective. After closing on 2014 on our new home we have had problem after problem.
We are on a well/septic system which adds to the horrors! Within the first 5 years this has already been replaced: The well, all the well components, multiple drywall replacements (leaks, structure damage), half the windows in the house will need to be replaced due to discoloration from sun damage, multiple light/circuit breakers have been faulty, carpet is bunching up everywhere, and its just two people with no pets in hardly used rooms, cracks everywhere from the garage, stucco outside, inside walls, ceiling, I'm afraid to think what's under the floor! Septic; multiple replacements on blower, motors, we've been pumped twice, on this system you need three access ports in the ground to be able to service the unit regularly. They actually buried two of them under palm trees.
Again, I'm petrified of what's to come....By far the most costly problem so far has just occurred, we've already replaced our A/C fan, and a switch outside twice which cost about $1200.00. The third time was this week, but on top of that the guy went up in the attic to check things out because our air filtration has never been good, and lo and behold a problem of catastrophic proportion, mold everywhere on the air handler, ducts, and floor. Its awful. We are pricing the repairs.
So far the most expensive is replacing everything, including all the duct work, mind you on a 6 year old house, for over $20,000.00. All because Meritage failed to properly install the system. They did not seal the unit properly, the duct work was installed incorrectly, there is no ventilation, and there is no bypass on the system. In other words water has been building up since the installation.
There needs to be legislation to hold these money grubbing builders accountable. I'm in the midst of contacting a lawyer.

I am the second owner of this home which was built in 2011 and purchased by me in 2014. I had filled out papers for a law suit for poor workmanship but after being notified that all warranties would be void I had my name removed.
I am now asking for warranty work on several windows that get moisture in between the pains.

Because I am believe in the quality of Meritage company’s house construction
But it makes me very regretful to buy Meritage company's house
Don't even dare to introduce it to anyone
Less than a year and a half after the house was built
As long as it rains, the roof and walls will get wet and leaking
Now the whole house is wet and sticky
The whole house smells of humidity ,Including floor
Why do shoddy work and use inferior material and scamp work and stint material?
Please solve this problem as soon as possible
If this problem is not handled properly

Closed on this house, Lot 109, on 3/14/18, 3-1/2 months later than promised. Salesman told us a pack of lies from day 1: elevation of lot, trees on last 30 ft., lots available, garage door opener, extent of easement, elevation of lots behind us and across the street.
They never told us that the pool and clubhouse were 10-12 years old and in disrepair (termites in clubhouse, pool needed resurfacing). Told me he didn't have the keys so I couldn't get in to see everything up close. There was a terrible lack of communication (we were in California) about all details and delays. In my opinion, the workmanship is sub par at best.
Their subcontractors are the cheapest (unskilled) that money can buy.
So, apparently the houses were not selling fast enough so they lowered
the prices! That was quite a shock to us as we had paid a pretty high price, we thought, for the house.
We are dealing with "warranty" work now. All 3 bathroom needed to be retiled (even now, not the best), and went thru about 6 different tile setters before job finished. 15 months later, they still haven't completed repairs on 1 year warranty list.
We also have a structural problem that has been repaired and "remediated" last year, but returned in January and cracked further 4 days before "structural engineer" came to house to inspect. Got the report today -- he said the prior repairs were adequate. How can that be true when it moved again twice this year? So, crack in wall above doorway, wallboard shifted upstairs, new nailpops in front hall, in line with wallboard shift, wavy wall adjacent to crack in wall, new nailpops all along the support beam in question and ceiling above.
Repair was adequate? I think not!

I’ve had an ongoing repair on my house for the last 4 months now. Met with a manager last week, finally someone that knew what they were looking at, it appears we will be moving forward and this time Meritage has committed to do the repairs properly.
We shall see in the coming weeks. Maricopa AZ.
I feel your pain, 3 months for me. Finally got the doors fixed, 1/2 of my doors wouldn’t close, still don’t have plumbing fixtures.
Water leaks all over the backyard that they can’t figure out so if it rains my whole patio floods. Plugged a 4watt pumpkin in the entry way and burned up the electrical, still no electrician to fix it so no outside lights front or back, no doorbell, not rings nothing on the outside of the home works
